A Big Upward Revision, Here to Stay
- New forecast (Oct 14): the 30-year fixed averages 7.4% in Q4 2026 and 7.5% for all of 2027.
- Last month's forecast: 6.8% for Q4 and 6.7% for all of 2027.
- Where rates are now: the 30-year fixed was 7.46% on Tuesday, Oct 13 (Mortgage News Daily). Fannie Mae's forecast essentially says today's rates are here to stay through next year.
How Did We Get Here
Fannie Mae's forecast has climbed all year:
- January: rates around 6% through 2026 and 2027. That was before the U.S. and Israel attacked Iran, triggering global energy and trade shocks.
- July: 6.4% for the rest of 2026, easing to 6.2% by Q4 2027.
- August: 6.5% for 2026 and 6.7% for 2027. Up to half a point above the trajectory from just weeks earlier, and its steepest one-month upward revision of the year.
- September: 6.8% for Q4 2026 and 6.7% for every quarter of 2027. That forecast predated the Fed's September 16 hike and the weekly readings above 7% that followed, so it went stale quickly, which explains today's jump.
Why Rates Are Rising
- The Fed raised rates. On September 16 it raised the federal funds rate by a quarter point to 3.75%–4.00%, its first hike since July 2023. Most of the 101 economists surveyed expect at least one more hike by March 2027.
- Inflation is still running hot. CPI rose 3.7% in September. Mortgage rates have been climbing since early September as stubborn inflation and a bond selloff pushed them up.
- Treasury yields and oil are up. Mortgage rates loosely track the 10-year Treasury yield, which has risen sharply with higher oil prices and global economic concerns.
- The weekly data shows the climb (Freddie Mac):
- The 30-year average went above 7% on September 24, the first time since January 2025.
- It reached 7.28% on October 1, up from 6.34% a year earlier.

Other Forecasters Agree
- Mortgage Bankers Association (MBA):
- Baseline has 30-year rates staying above 7% through 2027.
- Expects two more Fed hikes: one in December and one in Q1 2027.
- Says the spread between mortgage rates and Treasuries has widened back to about 220 basis points, after sitting near 200 for much of the year.
- Industry sentiment: in a HousingWire survey, seven in ten mortgage executives said they expect rates at 7.5% or higher well into 2027.
Housing Market Effects
From Fannie Mae's September forecast and current market data:
- Prices: Fannie Mae projected its home price index to rise 2.3% in 2026 and 1.0% in 2027. Slowing, but not a decline.
- Sales: 4.69 million total home sales forecast for 2026 (1.3% below the prior year) and 4.88 million for 2027. Per Zillow, pending sales in September were down 8.5% year over year.
- Builders: 80–90% of new-home sales now need rate buydowns to close. A strong talking point for buyers looking at new construction in Winter Garden, Clermont, or the Tampa suburbs.
- ARMs are coming back: about 10% of loans by count and roughly 20% by dollar volume are now adjustable-rate.
What This Means for Central Florida
Fannie Mae moving its 2027 forecast from 6.7% to 7.5% adds roughly $175 a month to the payment on a typical Orlando-area home, about $2,100 a year for the same house. Based on Stellar MLS's Q2 2026 single-family medians with 20% down (principal and interest only; taxes, insurance, and HOA fees are extra):
| Region | Median price (Q2 2026) | Loan (20% down) | Payment at 6.7% | Payment at 7.5% | Difference |
|---|---|---|---|---|---|
| Orlando | $405,990 | $324,792 | $2,096 | $2,271 | +$175/mo |
| Tampa | $415,000 | $332,000 | $2,142 | $2,321 | +$179/mo |
Prices: Stellar MLS Market Meter, Q2 2026 (single-family). Payments: 30-year fixed, principal and interest.
- If you're buying: budget with 7.5%, not last spring's rates, and get pre-approved at today's numbers. In Winter Garden and Clermont, much of the new construction comes with builder rate buydowns; I'll compare a buydown against a price reduction so you can see which lowers your payment more.
- If you're selling: Orlando single-family closings fell 7% in Q2 while the median price rose 1%, so buyers are still buying but watching their monthly payment closely. Price to recent closed sales, and ask me whether a closing credit toward the buyer's rate would draw more offers than the same amount off the price.
- In Tampa Bay: single-family sales rose 5% in Q2 with 3.4 months of inventory, tighter than Orlando's 3.8 months, so well-priced homes are still moving despite higher rates.
- Thinking about an ARM? About 20% of loan dollars are now adjustable-rate. If you expect to move or refinance within a few years, it's worth asking your lender to compare one against a 30-year fixed.
